Over Half of SK Hynix's 2028 Memory Is Locked In, 2026

The Take

SK Hynix says more than 50% of its 2027 and 2028 production capacity is already locked in under long-term agreements with 14 major customers. Seagate printed a 50.7% operating margin the same day, October 27, and says the vast majority of its nearline drive supply is allocated through 2028. I think the pricing power in this market sits with the companies making AI memory and storage, while rate-sensitive businesses like home solar are getting squeezed. Here's the thing though, the stocks don't agree right now. Seagate is down 16.6% since that report and Enphase, the solar company that guided lower, is up 6.0%.

What the Data Shows

SK Hynix's October 27 release is the starting point. Q3 revenue was 104.6 trillion won with an 80% operating margin, and it expects demand to keep exceeding supply through 2030. A long-term agreement here is basically a supply contract that typically runs 5 years. On the earnings call, the CFO said DRAM average prices rose by a high-20% rate from Q2 and that these agreements include safeguards like deposits.

Seagate is the storage version of the same story. For the quarter ended October 2, revenue was $4.2 billion, up 61% from a year ago, and non-GAAP operating margin went from 29.0% to 50.7%. Management guided the December quarter to $4.8 billion, plus or minus $100 million, with margin between 50% and 55%. Capex was only $211 million, 5% of revenue, and Seagate says it's adding capacity by fitting more data on each drive instead of building more drives.

Enphase is the other side of this. It also reported October 27, with Q3 revenue of $293.3 million, down from $410.4 million a year ago, and it guided Q4 to $225 million to $255 million. The company blamed "higher interest rates and the expiration of the Section 25D federal tax credit," so rates aren't the only problem. Rates also aren't giving it much help, with the 10-year at 4.95% and the 2-year at 4.61% on November 3 per FRED.

Now the part that doesn't fit. Seagate closed at $667.85 on October 27 and $557.06 on November 4 per Yahoo Finance, a 16.6% drop after a 50.7% margin. Enphase fell from $29.76 to $24.99 the day after its report, then came all the way back to $31.55 on November 4. I can't tell you why from these reports, and I'm not going to make up a reason.

Daily closes of Seagate and Enphase from October 1 to November 5, 2026, with October 27 earnings marked; from October 27 to November 4, Seagate fell 16.6% and Enphase rose 6.0%.

Why It Matters for Your Portfolio

These contracts change what you're betting on with AI hardware. More than half of SK Hynix's 2027 and 2028 capacity has a buyer, which lowers the volume risk, but the price moves with "market conditions within a price range agreed upon with customers." So a contract doesn't lock in today's 80% margin. For rate-sensitive names, I'd be more careful with a rally that hasn't shown up in the numbers yet, because Enphase's own Q4 guide assumes sell-through falls 10% from Q3.

What I'm Watching

First is SK Hynix's spending. The CFO said 2027 capex will increase significantly as the first Yongin fab ramps up, and the release didn't give a number. Overbuilding is the risk I'd worry about most in memory, so a huge number would make me question that 2030 line.

Second is Seagate's 2028 pricing, because it expects to start finalizing those terms with customers, and its next report needs to land inside the 50% to 55% margin guide. If it does and the stock keeps falling, the market is telling us it doesn't believe these margins last. I could be wrong on where the pricing power goes, so I'm watching, not calling it.
